1. Are you licensed, and how can I verify that?
I am licensed under the the rules of the Board of Registration of Real Estate Brokers and Salespersons. My license number is MA 9532227 and hang my license at William Raveis in Weymouth, MA. I belong to the National Association of Realtors (NAR) as well as the Massachusetts Association of Realtors (MAR). I am required to complete continued education on a regular basis and attend many trainings and seminars to ensure my real estate practice follows the letter of the law.

What are your qualifications / experience, especially in this area or price range?
I have been a full-time realtor here on The South Shore for over 11 years and have an extensive background in banking and finance.
As a resident of the South Shore (and lifelong Massachusetts resident), I have helped buyers and sellers in every corner of the state!

How does your compensation / your representation work?
As your exclusive agent on either the buy or list side, I represent you exclusively from the first meeting to the closing table. Because each transaction has different needs, my compensation and representation structure is situational.
I am affiliated with William Real Estate and Home Services and my office is in Weymouth, MA.

What are typical closing costs, and who usually pays what?
Typically, closing costs in Massachusetts for buyers often fall in the 2 %–5 % of the home’s purchase price.
For sellers, fees tend to include transfer / recording fees, title and/or closing service costs, attorney fees, final oil/propane readings, final water readings and Massachusetts tax stamps
Sometimes costs are negotiable and we can chat more specifically once you either identify your dream home or have decided to sell yours!

What is the marketing / negotiation strategy for my property or for buyers?

I will never just use the PPP method (as in some realtors ‘P’ut a sign in the yard; ‘P’ the house on MLS, and ‘P’ray another agent comes along and sells the home.
: pricing based on comparable sales, staging or improvements, listing on MLS + online + open houses, professional photography, local marketing.
For buyers: your strategy might include how you will identify relevant listings, negotiate offers, overcome multiple offer situations, working with lenders.
